Leasing and tenant screening How we fill a vacancy

An empty unit costs you money, so we move quickly. You still get the final say on who moves in.

  1. We take the photos and list it

Your unit goes up across the major rental sites.

  2. We answer every inquiry

Prospects are pre-screened before anyone sees the unit.

  3. We check credit and references

On every applicant, before they get to you.

  4. We hold the deposit in escrow

As soon as an application clears.

  5. You decide

We walk you through who the applicant is, where they work, and how their credit looks.

  6. We do the paperwork

Lease signing, move-in date, lead disclosures. You get the signed copies and your check.

Thinking of managing it yourself? Ten questions worth asking first

Plenty of landlords manage their own places and do it well. If a few of these give you pause, we're glad to talk it through.

Ask us about your property

  1. Do you know what your place should really rent for? Listing sites alone can steer you wrong.
  2. If you had to evict, do you know the cost, the legal steps, and the alternatives?
  3. What would you do if a tenant damaged the unit mid-lease, or the damage ran past the deposit?
  4. What happens to an eviction in progress if you accept a partial payment?
  5. What can you do when a tenant stays past move-out day?
  6. Could your insurer deny a claim because the property sat vacant or wasn't kept up?
  7. Can you be reached on nights, weekends, and holidays, and do you know which emergencies have to be handled within 48 hours?
  8. Does your lease have gaps a well-informed tenant could use?
  9. Are you checking each applicant's job, rental history, and public records?
  10. Have you weighed the benefits and liabilities of renting to Section 8 tenants?

Rental management FAQ What owners ask before they hire us

For anything about your own property, call 401-572-3322.

How much does property management cost in Rhode Island?

Most managers here charge a percentage of the rent they collect, and so do we. The figure depends on the property, so we quote it after a free rental analysis.

I live out of state. Can you manage my rental?

Yes. More than half of our clients live outside Rhode Island. You get a financial report every month and an owner login, and tenants can reach us around the clock.

How do you screen tenants?

We check credit and references on every applicant and confirm where they work. Then we walk you through what we found, and you make the final call.

What happens if a tenant stops paying?

We try to work it out first, because court is slow and costly for everyone. If it comes to an eviction, we can handle it, or work with your attorney or ours at negotiated rates.

Can I hire you just to find a tenant?

Yes. Some owners only want the vacancy filled and look after the rest themselves. We list the unit, screen the applicants, and do the lease paperwork.

Where do my tenants pay rent and send repair requests?

Through our resident portal. Tenants pay online and send maintenance requests there, and you see the same activity in your owner login.
